The housing stock

Predominantly timber homes on steep, treed sites through Olinda, Sassafras, Kallista, Monbulk, Belgrave and Cockatoo. Many are owner-built or extended over decades, with construction that does not always match the documentation. The Lilydale, Montrose and Mooroolbark fringe is flatter and more conventional, with postwar brick veneer.

Access and local constraints

This is the hardest region in the service area to build in. Roads are narrow and winding, driveways are steep and often unsealed, and concrete trucks and cranes cannot reach many sites without special arrangements. Material is frequently carried in by hand or barrow, which shows up directly in labour cost. Power outages are more frequent and longer than in the metro area.

Climate and timing

High rainfall and persistent damp, significantly wetter than metro Melbourne. Subfloor ventilation, timber treatment, drainage and deck longevity all need more attention here than anywhere else we work. Winter external work windows are genuinely short, and fire season restrictions affect hot works.
