On the Bellarine and down the Surf Coast, the mix shifts to mid-century fibro and weatherboard holiday housing alongside recent coastal builds.

Access and local constraints

Geelong is far enough from Melbourne that trade availability and delivery scheduling work differently. Most suppliers run separate runs, and lead times on specialist materials are longer than in the metro area. Bellarine townships add distance again, and in summer the holiday population makes access and parking materially harder.

Climate and timing

Exposure to southerly weather off the bay affects the external work window. Roofing, rendering and external painting have fewer reliable days through winter here than in inland Melbourne, which is worth building into a program rather than discovering mid-job.
