Access and local constraints

Nillumbik sites are often steep, heavily treed and served by narrow roads, which limits machinery and delivery. Vegetation controls are significant in the green wedge and can affect where you are permitted to build and what can be removed to get access. The estate half of the region has the opposite problem: easy access, restrictive covenants.

Climate and timing

Heavily treed areas hold moisture and drop substantial leaf litter, which affects drainage, gutters, decking longevity and subfloor ventilation. Fire season restrictions can affect hot works scheduling.
